III. Phân tích
IELTS TUTOR gợi ý bài tham khảo:
Today, I would like to tell you about a beautiful house that I really like but wouldn’t actually want to live in.
It was my friend’s family home, located in a tranquil suburban neighborhood (khu dân cư ngoại ô yên bình – a peaceful residential area away from the city centre).
The house was a spacious three-storey building with a sleek, contemporary design (thiết kế hiện đại, tinh tế – stylish and modern in appearance), featuring large glass windows, a minimalist interior, and a small rooftop garden.
I visited it a couple of years ago because my friend invited me over for a family gathering.
Although I was genuinely impressed by the property, I wouldn’t choose to live there for two main reasons. First and foremost, the house was far removed from the hustle and bustle (cách xa sự náo nhiệt, ồn ào – physically distant from busy and crowded places) of the city, which would make my daily commute rather inconvenient. For instance, it took me nearly an hour to get there by car, even outside peak hours, so having to make that journey every day would be incredibly time-consuming. I also prefer living somewhere with easy access to essential amenities (dễ dàng tiếp cận các tiện ích thiết yếu – convenient access to necessary services and facilities), such as supermarkets, restaurants, gyms, and public transport, whereas this house was surrounded mainly by residential streets.
The second reason is that the house felt a little too high-maintenance (tốn nhiều công sức để bảo trì – requiring considerable time, effort, or money to keep in good condition) for my lifestyle. Since it had three floors, a rooftop garden, and a fairly large living space, it would require a considerable amount of cleaning, upkeep, and household chores. For example, I noticed that my friend’s parents had to spend a lot of time taking care of the garden and maintaining the house, which made me realize that such a sprawling living space (không gian sống rộng lớn – a very large and extensive residential area) might be more of a burden than a luxury for me. I’m much more drawn to a low-maintenance home (ngôi nhà ít cần bảo trì – a home that requires little time or effort to maintain) in a convenient location because I value practicality and work-life balance more than sheer size.
All in all, I absolutely admire the house for its aesthetic appeal (sức hấp dẫn về mặt thẩm mỹ – the quality of being visually attractive) and sophisticated design, but I wouldn’t want to live there because its remote location and demanding upkeep simply don’t suit my lifestyle.
IV. PART 3
1. In your country, when people visit other people’s homes, do they usually bring a gift?
Yes, I’d say bringing a small gift is still a deep-rooted custom – phong tục ăn sâu vào văn hóa / a long-established social tradition in my country, particularly when people visit someone’s home for the first time. It is generally seen as a gesture of goodwill – cử chỉ thể hiện thiện chí / an action showing friendliness and good intentions, rather than an obligation. People often bring fruit, flowers, snacks, or something that they know the host will appreciate. For example, if I were invited to a friend’s new apartment, I might bring a box of fruit or a small decorative item as a housewarming gift – quà tân gia / a present given to celebrate someone moving into a new home. Another reason is that a modest present can help break the ice – phá vỡ sự ngại ngùng ban đầu / make people feel more relaxed when meeting, especially when the guests and hosts do not know each other particularly well. It can also demonstrate social etiquette – phép lịch sự trong giao tiếp / accepted standards of polite behaviour, which is highly valued in family-oriented communities. That said, I don’t think people necessarily need to bring anything expensive, because an extravagant gift could actually make the host feel uncomfortable or indebted. So, in my view, thoughtfulness matters more than monetary value – sự chu đáo quan trọng hơn giá trị tiền bạc / consideration is more important than how much something costs.

2. What kind of houses or apartments do people prefer to buy?
I think most people nowadays gravitate towards well-connected properties – bất động sản có kết nối giao thông thuận tiện / properties with convenient access to transport and amenities, particularly in large cities. The main reason is that commuting time has become a major consideration for working adults who have time-pressured lifestyles – lối sống chịu nhiều áp lực về thời gian / lifestyles with limited free time. A home near schools, workplaces, supermarkets, and public transport can make everyday life considerably more convenient. For instance, young professionals may prefer a high-rise apartment – căn hộ cao tầng / an apartment in a tall residential building close to the city centre rather than a spacious house in a distant suburb. Another important factor is that buyers increasingly look for amenity-rich developments – các khu nhà ở có nhiều tiện ích / residential developments offering numerous facilities, such as gyms, swimming pools, playgrounds, and security services. These features can enhance residents’ quality of life – chất lượng cuộc sống / the general standard of comfort and well-being and may also increase the property’s resale value. However, families with children may favour family-friendly housing – nhà ở phù hợp với gia đình / accommodation designed to meet the needs of families, with larger living spaces, balconies, gardens, or nearby schools. Overall, I’d say buyers are looking for a balance between affordability, convenience, space, and long-term investment potential rather than simply choosing the biggest property they can afford.

3. What is the difference between living in the countryside and the city?
The most obvious distinction is that urban living tends to offer greater convenience, whereas rural life is generally associated with a slower pace and closer contact with nature. Cities provide easy access to essential services – khả năng tiếp cận dễ dàng với các dịch vụ thiết yếu / convenient access to important services, including hospitals, universities, shopping centres, and entertainment venues. This can be particularly beneficial for ambitious young people who want to pursue education or build a career. For example, someone living in a major city can usually attend a specialised university or find a wider range of career opportunities – cơ hội nghề nghiệp / opportunities to develop one’s career without having to relocate. By contrast, the countryside tends to offer a more laid-back lifestyle – lối sống thư thái hơn / a less stressful and more relaxed way of life, with less traffic, noise, and overcrowding. Rural residents may also enjoy a stronger sense of community – cảm giác cộng đồng gắn kết hơn / closer relationships among local people, because neighbours are more likely to know and support one another. For instance, people in a small village may regularly help each other during harvests, family celebrations, or local events. Therefore, I’d say the city is generally better for convenience and professional advancement, while the countryside may be more appealing to people who prioritise tranquillity, space, and a healthier work-life balance.>> 🔥 IELTS TUTOR gợi ý tham khảo CẦN VIẾT & THU ÂM BAO NHIÊU BÀI ĐỂ ĐẠT 8.0 SPEAKING & 7.0 WRITING?

4. Do you prefer to live in the city or in the countryside?
Personally, I’d prefer to live in the city, mainly because it gives me the best of both worlds – những điều tốt nhất của cả hai lựa chọn / the advantages of two different situations, provided that I choose a relatively quiet neighbourhood. The biggest advantage is that I would have a wealth of opportunities – vô số cơ hội / a large number of opportunities for work, education, entertainment, and personal development. Living in an urban area would also mean having restaurants, shopping facilities, healthcare services, and cultural attractions within easy reach. For example, if I wanted to attend a professional course or meet friends after work, I could probably find suitable places within a short distance. At the same time, I would try to avoid heavily congested districts because constant traffic and noise can take a toll on people’s well-being. If I had to live in a rural area, I would probably appreciate the peace and quiet – sự yên bình và tĩnh lặng / a calm environment with little noise, but I might eventually feel cut off from career opportunities and social activities. In other words, I value convenience and urban connectivity – khả năng kết nối với các tiện ích và dịch vụ đô thị / easy connection to urban facilities and services more than complete tranquillity. So, for the foreseeable future, the city would suit me better, although I could imagine moving to the countryside later in life when I want a slower and more low-density environment – môi trường ít đông đúc / an area with fewer people and buildings.
